ALEGACY FOOD SERVICE CORP.
SITE SELECTION AND PURCHASE OF 113,000 SQUARE FOOT BUILD-TO-SUIT
Challenge:
- After 25 years in their original facility, Alegacy (a manufacturer and distributor of commercial kitchenware) needed to drastically expand their operations.
- Site selection was critical in order that Alegacy maintain easy access to the Port of Los Angeles and retain as many of their existing employees as possible.
Solution:
- We identified where most Alegacy’s employees lived in conjunction with their proximity to the port.
- Negotiated a 113,000 SF build-to-suit of a state-of-the-art distribution building in Santa Fe Springs, CA on behalf of Alegacy, with regional developer Saeris-Regis Group.
Site Selection and Purchase of a 207,000 Square Foot Distribution Facility
Challenge:
- After a rapid expansion of their business, Certified International (an importer of gift wares and accessories) needed a larger facility with dozens of dock high loading positions to distribute their goods across the country.
- The building had to be modern, with ESFR sprinkler capacity and the purchase of the new building required the sale of their existing building.
Solution:
- We successfully identified an “off-market” building in Valencia, CA that was owned by Investment Development Services (IDS).
- We first negotiated the purchase of the new facility and effectively implemented a Reverse 1031 exchange.
- We then successfully sold Certified’ s existing 70,000 square foot facility.
- Lastly, we successfully leased 50,000 square feet of excess space within Certified new facility, which created a positive income stream that helped to offset the new debt service load.
