LEASING AND SALE OF A 187,000 SQUARE FOOT (4 BUILDING) FLEX R&D PORTFOLIO

Challenge:

  • The ownership of a 187,000 square foot portfolio located at the Los Angeles Media Tech Center, was unable to refinance the portfolio and faced foreclosure.

Solution:

  • We were retained by the court appointed receiver to continue our marketing program and successfully brought the portfolio from 90% occupancy to 100% occupancy.
  • Assisted the lender in the successful sale of the note to a new buyer at 90% of par value.
  • After competing against three other commercial brokerage firms, we were retained by the new ownership as the exclusive leasing brokers for the portfolio following the sale of the property.
