ASSET REPOSITIONING

12800 WENTWORTH STREET, ARLETA, CA WITH REXFORD INDUSTRIAL

Challenge:

  • Proposed that Rexford purchase, renovate and reposition of a 70,000 square foot building located at 12800 Wentworth Street, Sun Valley, CA.

Solution:

  • We developed a renovation plan for the building that included demising the 70,000 square foot building into two 35,000 square foot units with dock high loading and new office space.
  • Released the building to a credit tenant for 10 years.
  • Sold the building as a NNN leased investment and achieved the highest Internal Rate of Return in the history of Rexford Industrial fund.
